About the Role
As Regional Property Portfolio Manager, you will lead the delivery of property management functions across the region. Reporting to the Group Manager Property, you will manage a leased property portfolio including expense and revenue leases, with responsibility for end-to-end lease management, commercial property negotiations, site acquisition and disposal, and relationships with internal stakeholders, landlords and tenants.
This role will ensure the portfolio is managed with strong forward planning, stability of tenure and value for money, providing commercial expertise on leasehold and freehold property matters, oversee lease renewals, rent reviews, expiries and maintenance obligations.
Working in partnership with workspace, asset management, maintenance and project delivery teams, you will support accommodation planning, space optimisation and fit-out or refurbishment activity. You will also contribute to national Land and Property initiatives, policy development and strategic planning, while integrating regional property activity with national frameworks and priorities.

The role is part of the national Land & Property team within Health New Zealand's Infrastructure and Investment Group (IIG). IIG is focused on delivering high-impact infrastructure investment that supports the transformation of New Zealand's health system. Providing support, oversight and assurance across projects and programmes, the group recognises that safe, fit-for-purpose health facilities, sites and equipment are essential to a well-functioning health system..
About you
You are an experienced property professional with a strong background in managing complex leased property portfolios. You understand the full lease lifecycle and bring sound commercial judgement across negotiations, portfolio risk, financial analysis and long-term accommodation planning.
Confident working across strategic and operational priorities, you can turn property information and commercial insights into practical plans and recommendations. You can communicate clearly with varied audiences and work collaboratively to achieve outcomes within organisational, statutory and safety requirements.
Your approach is organised, accountable and improvement focused. You are comfortable guiding property managers and administrators, engaging and managing external providers and balancing service needs with value for money, risk management and portfolio performance.
You Will Bring
- A degree in property management, valuation or a similar discipline.
- Experience managing a leased property portfolio that includes both expense and revenue leases.
- End-to-end experience managing leases, including rent reviews, expiries, renewals and maintenance obligations.
- Experience in strategic and tactical lease negotiation.
- Experience analysing and reporting on leased property portfolios, including risk and mitigation strategies.
- The ability to undertake financial feasibility and whole-of-life cost modelling.
- Experience leading others to implement a leased property management strategy.
- Strong project planning and management skills.
- An understanding of relevant health and safety and compliance requirements.
- A vocational qualification in property management, valuation or a similar field, and/or membership of a professional body such as MPINZ or MRICS would be highly regarded.
